What we finance
Rental assets with income behind them.
RELM rental financing is designed for non-owner-occupied investment properties, including:
DSCR explained
Qualify the property by its cash flow.
Debt Service Coverage Ratio, or DSCR, compares a property's qualifying rental income with the debt service required by the loan. RELM uses DSCR as a core part of evaluating rental-property financing.
For investors, the result is an underwriting approach centered on the economics of the rental property and the requested financing structure.
Rental income
The qualifying income produced or supported by the property.
Debt service
The monthly payment obligation tied to the requested financing.
Coverage review
Whether the rental income covers or exceeds the monthly mortgage payment.
Capital for the hold
Financing designed around the investment.
Rental investors need a lender that understands cash flow, leverage, portfolio growth, and the realities of operating investment property. RELM combines a digital process with dedicated support from an experienced investor-lending team.

From property to closing
A clear path to rental financing.
RELM's rental loan journey moves investors from pre-qualification through closing with a straightforward, investor-focused process.
Pre-Qualification
Connect with RELM and provide the core details of the borrower, property, and requested financing. RELM performs a soft credit pull and reviews the borrower's FICO score and the property's Debt Service Coverage Ratio (DSCR).
Loan Application
After reviewing the proposed loan terms, submit the formal application and order the appraisal. Submitting a complete package promptly helps keep the financing process moving efficiently.
Processing
Once the application is submitted, the file moves into processing for detailed review. These items establish the documentation, valuation, title, and insurance foundation needed for underwriting.
Underwriting
Once supporting documents have been received and the appraisal has been reviewed, the file is prepared for underwriter review. If the appraised value differs from the initial estimate, RELM provides a revised loan cost summary for review before proceeding.
Closing
Review the final closing documents, wire any required funds to the Title Company, and attend the settlement appointment. At closing, the borrower signs the required documents and completes the transaction for the investment property.
